Marketing

 

When helping our clients find new tenants for their investment properties, we establish a heavy online presence ad market the property using property search sites that 85% of prospective tenants utilize when searching for a new home. Zillow, Redfin, Trulia, Realtor.com to name a few.  All properties will also be marketed directly on our website and social media pages, where there are thousands of prospects.  

Online Payments
 
Tenants will have access to online payments for all rentals and can schedule bank transfers directly to our site and directly into your account. We will then process the rent payments less any expenses, and you receive your net proceeds usually no later than the 15th of the month.  

Property Maintenance & Repairs

 

When it comes to managing property repairs we want to take as much of that burden off our clients as possible. We will manage all repairs on the property and deal directly with the tenants to get repairs made in a professional and timely matter. We have a large network of licensed contractors and tradesmen here in San Diego county who we have built relationships with and who always give us the best service and pricing. We will always research the best pricing to make sure it is fair to our clients while ensuring their tenants are getting quality and timely work completed. 

Tenant Screening & Contracts
 
Every applicant for your property will fill out a thorough application, which will include a full credit report, national background check, eviction check, and income verification. We will check their references, past landlords, employment, and confirm income documentation.  We will then bring only strong and qualified candidates to you to review. 

When a candidate is chosen, we will write up the lease based on the terms agreed to with all the proper legal documentation to maintain in compliance with state and local laws. 

 

Pricing

 

When it comes to our pricing, what you see is what you get. We do not up-charge our clients for managing repairs, advertising your property, property inspections, statements, or reports. You receive all this with the set management fee. Our management fees are extremely competitive because we want to partner with our clients.  We want you to be able to not worry about your property and just receive a check every month knowing that someone is looking after your investment.

Management Fee Breakdown - Long Term Rentals
 
Percentage of Gross Rent:
• 1 property – 8% management fee of the
monthly gross rents
• 2 or more properties – 7% management fee of the monthly gross rents.
• Willing to negotiate the fees for higher-end properties on a case-by-case basis (i.e. rents higher than $5000 or more)
 
New Tenants
• $1500 or ½ of  the first month’s rent (whichever is lower) when procuring a new tenant and/or signing a new lease
